Moving into a Co-Living accommodation can be daunting, especially for the first time.  Here’s a few things that will help you understand what’s involved and what we expect from our tenants.

Ramsgate rooms are committed to providing a good living environment for working tenants which means we have to pick the right people.

How to qualify as a tenant​

Providing a happy house with great tenants is our goal. In order to do this we have a few things that make great tenant criteria.

What we expect from you as a great tenant and the best way to get on with other tenants.

These useful documents will give you a good idea of what to expect when renting with us.

  • Please consider the effect your actions may have on your housemates and neighbours.
  • Use appliances and heating considerately.
  • Keep communal areas tidy and avoid keeping personal belongings in these areas.
  • Please report any problems or breakages immediately. Please provide your name, house address and room number if applicable, please include a photo or video to help us deal with the repair quickly.
  • Avoid fire hazards such as candles, deep fat fryers, heaters/cooling fans.
  • Always leave the bathroom / kitchen communal areas clean and tidy once you have used them. 
  • No smoking, pets or children in the property or in any of the rooms.

Checks

  • Pay the holding fee to hold your room for 5 days – this then comes off the rent balance.
  • Agree the tenancy duration and provisional moving in date.
  • Check references and credit history.

Contracts

  • We verify the completed checks.
  • Your guarantor (if applicable) signs their agreement. They can now sign electronically.
  • You make payment of the first month’s rental, the day before you move in via Bac’s (Remember always use your surname as a reference)
  • Sign contracts on the day you move in. You can now sign electronically.

Moving in date

  • We check the payment has cleared.

  • We’ll meet you at the property.
  • Sign your tenancy agreement and room inventory.
  • Tour of the property and hand over your keys.
  • You’ll find a lovely Welcome Pack in your room when you move in! This includes linen & towels.

Our Co-Living homes are selected for their location and quality. All of our properties are in excellent condition inside and out and all have high speed fibre optic broadband, blu-ray and all inclusive rents!

You can move straight into our rooms without any hassle! 

We even make your bed & supply a welcome treat! 

YES! All our houses come fitted with unlimited BT infinity fibre optic internet up to 76meg speed* – all you need is a Wi-Fi enabled device to get online!

YES! We provide a kettle, toaster, microwaves, TV, blue ray player, washing machine, vacuum, iron, an ironing board & all kitchen utensils. 

In addition, the bedrooms have smart LED TV’s, a computer desk/chair (optional), laundry bag, lamp and pin boards. 

There is of course a bed with Luxury bed linen, a Luxury quilt & pillows, Luxury towels, chest of drawers and a wardrobe.

Weekly cleaner, TV licence, council tax, heating, water rates, gas, electricity, BT fixed phone line charge, broadband and gardener.

We design our accommodation to suit the needs of sharers. There is a main bathroom that has a toilet, basin, bath and shower and there is a separate shower room with a shower, toilet and basin.

The owners meet the requirements of the National Landlords Association. The properties comply with regulations for letting with Thanet District Council. The standards for approval include having bedrooms of a minimum size, and being fitted with smoke and heat detectors to Council requirements.

No, but we do charge a simple admin fee.

There is a £100 holding fee to hold your room for 5 days – this then comes off the rent balance.

If you’re under 25 years old, a guarantor is required. If you cannot get one, please contact us to see if we can help further.

Your rent will be due monthly and payable by online payment / BACS. The day you move in is the monthly date the rent is due.

The Ramsgate Rooms maintenance team will handle most matters that arise right away. In the event of a matter needing specialist attention, this will be arranged with the appropriate person. We are experienced in property management and pride ourselves on providing an efficient and reliable service to our customers at all times.

* BT infinity will be installed in all the properties before the move in date, the actual speed will vary depending on the distance from the exchange and other factors.
